We want to see the opportunity, not just the category.

Our criteria provide a useful starting point for owners and brokers while preserving flexibility to evaluate unusual or complex real estate.

Geography

Meadow Highlands evaluates opportunities across the United States and Mexico. Current areas of interest include California, Nevada, Arizona, Texas, Illinois, Florida, Northern New Jersey, and coastal Baja California.

Those markets are not intended to be an exclusive list. Compelling opportunities outside these areas may still be reviewed.

Property / Opportunity Type

Our primary focus is land and value-add real estate, including:

  • Vacant residential-zoned land
  • Vacant industrial-zoned land
  • Infill multifamily development opportunities
  • Large acreage, ranch, and conservation-oriented properties
  • Existing buildings with redevelopment or repositioning potential

For residential land, sites capable of supporting approximately 100 homes are preferred, while infill multifamily opportunities may be attractive at approximately 50 units or more. These are preferences rather than hard minimums.

Deal Size

There is no fixed minimum or maximum deal size. Meadow Highlands evaluates each opportunity on a case-by-case basis based on location, property characteristics, structure, timing, and potential value.

Land Characteristics

We look at a broad range of land characteristics and do not limit the company to one type of land opportunity.

Site size, terrain, zoning, entitlement status, road access, utilities, infrastructure, environmental considerations, surrounding development, and long-term market positioning may all influence the evaluation.

We encourage owners and brokers to submit all land opportunities they believe are worth reviewing.

Value-Add Situations

Existing properties may be attractive when there is a practical path to improve value. Examples include:

  • Below-market rents
  • Significant deferred maintenance
  • Redevelopment or tear-down opportunities
  • Sites capable of supporting additional buildings or increased utilization
  • Situations where an all-cash buyer is important
  • Transactions where an accelerated closing schedule is a meaningful consideration

Transaction Structures

Meadow Highlands generally prefers to purchase properties outright without partners. This keeps ownership and decision-making straightforward.

Joint ventures, development partnerships, or other partnership structures may be considered on a case-by-case basis when the specific opportunity warrants a different approach.
